Find Boca Raton Residents
Choose the first source by the kind of fact already in hand. An address belongs in the Palm Beach County Property Appraiser search. A deed party belongs in the Clerk's official-record index. A court party belongs in eCaseView. Printed directories and newspapers are better for a person who lived here decades ago. Each system describes a different relationship, so no one result is a full household list.
Ownership, registration, a court filing, and a business address are not the same as present residence. Renters and other household members may not appear in property data. Seasonal owners may receive tax mail elsewhere. A careful Boca Raton residents directory search records what each source actually proves and checks at least two independent facts before treating two same-name entries as one person.
- Search PAPA by owner, street address, or 17-digit property control number.
- Use the exact owner spelling and legal description in Landmark Official Records.
- Check the county voter-status tool or a lawful voter extract for registration evidence.
- Move to historical directories, newspapers, census records, and oral histories for earlier years.
- Ask the correct custodian for a record that is not remotely displayed.
Boca Raton Directory Custodians
Boca Raton records are divided among city, county, and state offices. The county Clerk records deeds and keeps trial-court files. The Property Appraiser maintains the parcel roll. The Supervisor of Elections controls voter records. City Hall keeps municipal permits, code cases, police records, agendas, and other city business. Florida agencies handle vital certificates, corporations, professional licenses, corrections, and protected-address programs.

The Boca Raton street directory develops the address route in detail. Before contacting a permit office, confirm whether the parcel is inside the city. Western properties may use a Boca Raton mailing address while remaining in unincorporated Palm Beach County.
Search Boca Raton Property Owners
PAPA accepts an owner name with the last name first, a property address beginning with the street number, or a 17-digit PCN. Autocomplete helps normalize entries. The result separates the situs address, meaning the physical property location, from the owner's mailing address. It can also show jurisdiction, legal description, sales, assessed values, building facts, exemptions, and a map link.
The parcel roll is the strongest bridge from an address to a named owner, but it is not proof of everyone who lives there. Trusts, companies, estates, and out-of-area mailing addresses are common. A homestead indicator is useful context, not a complete resident roll. Start with the exact indexed name and PCN, then carry those facts into the deed index.
- Parcel
- A mapped unit of real property identified by Palm Beach County with a PCN.
- Situs address
- The physical location of the parcel, separate from the owner's tax mailing address.
- Record index
- A searchable list of filed documents and key fields, which may link to an image.
- Criss-cross directory
- A historical directory arranged by street and house number instead of only by surname.
The official Palm Beach County Property Appraiser search shows how owner, address, and parcel queries meet in one system.
That search result supplies the spelling and parcel key needed for a cleaner official-record search.
Follow Boca Raton Deed Names
Landmark indexes deeds, mortgages, liens, judgments, plats, tax deeds, marriage licenses, and other recorded instruments. Search modes include party name, book and page, instrument number, legal description, and recording dates. Grantor means the party giving an interest; grantee means the party receiving it. Those roles let a researcher move from the current owner to a seller and then back through earlier transfers.
Use broad spelling variants. Clerk guidance says indexing practices changed on January 1, 2024, so narrow fields can create a false no-result. An available image is a free watermarked, uncertified PDF. Clerk copies cost $1 per page, ordinary certification costs $2 per instrument, and an electronic certified official record costs $8 per document plus processing charges. A certified copy carries the custodian's authentication; a screen image does not.
Open the Landmark Official Records index after finding the parcel owner.
Instrument number, book and page, party roles, recording date, and legal description provide a traceable chain.
The Boca Raton 1968 Line
Landmark document images begin on January 1, 1968. That date marks the online image boundary, not the start of Palm Beach County land records. Earlier deeds can require clerk indexes, books, microfilm, a paid clerk search, or archival help. Palm Beach County was created in 1909, and an older Boca land chain may cross into predecessor Dade County records.
A clerk search costs $2 for each year and each name or legal description searched. Mail requests need an exact name, a time span, requester details, return envelope, and the required fee. Post-2002 military discharges, death certificates, and certain family, juvenile, probate, or court instruments are not shown on the public official-record website. Ask about lawful access rather than treating an absent online image as a missing record.
Research tip. A no-hit online result cannot rule out an older deed or a record withheld from remote display.
Verify Boca Raton Voter Records
The Palm Beach County My Status portal is a personal verification tool rather than a public street browser. Florida registration and voting-history information is public subject to exemptions under sections 97.0585 and 119.071, and the state publishes an active and inactive voter extract with a prior-month lag. Registration evidence can help distinguish two people, but voting history shows participation, not ballot choice.
Protected voters are removed or masked where law requires it. The Address Confidentiality Program and occupational exemptions can lawfully hide a home address. A missing person may also be unregistered, recently moved, or listed under a different name form. Never try to bypass an exemption.
The county's voter status form demonstrates the identity fields required for a personal check.
Its controlled verification format is a reminder that the voter roll is not an open household directory.
Check Boca Raton Court Parties
eCaseView covers Palm Beach County Circuit and County Court dockets, including civil, criminal, traffic, probate, and family divisions where public access permits. A party search can return case number, court division, party name and role, filing date, status, docket events, and some document links. Sealed, expunged, juvenile, adoption, and confidential family or probate material is withheld or redacted.
Names alone do not establish identity. Compare a middle initial, filing period, party role, associated address when lawfully visible, property description, and related business name. Florida's ACIS is mainly an appellate system and does not replace the local clerk. Federal Palm Beach County cases belong in the Southern District of Florida and PACER.
See the county clerk's eCaseView interface before choosing a party or case-number search.
The docket is a lead that still needs identity checks against other Boca Raton records.
For an appeal, the separate Florida appellate case system is the correct statewide starting point.
Its statewide scope complements, but does not replace, Palm Beach County's trial-court docket.
Current Boca Raton Directory Sources
Modern directory evidence is spread across purpose-built records. Match the question to the roll and respect each source's limits.
| Resident source | Connection shown | Official keeper | Public route |
|---|---|---|---|
| PAPA property roll | Owner, parcel, situs and mailing | Property Appraiser | Free search |
| Voter records | Registration and voting history | Supervisor of Elections | Verification or lawful extract |
| Landmark index | Parties to recorded instruments | County Clerk | Free index and images |
| Boca eHub | Applicants, contractors, permits and cases by address | City of Boca Raton | Guest public search |
| Sunbiz and DBPR | Public business and license roles | State of Florida | Free official lookups |
A Boca Raton resident lookup works best as an evidence grid. Property confirms ownership, the voter roll confirms registration, a deed confirms a legal transaction, and a business filing confirms only the stated business role or address.
Boca Raton Permits by Address
Boca eHub guest users can choose Search Public Records and query permits, plans, inspections, code cases, requests, and licenses. Fields include record number, record type, project name, address, PCN, and date range. Results may name an applicant or contractor and show status, inspection events, and dates. They do not prove who occupied the building.
The city also offers a written permit and code-violation search for $150 per location using the PCN and property address. It reports open or expired permits and outstanding code violations inside city limits, but excludes financial liens. Confirm jurisdiction first because a Boca Raton postal label may point to a county property.
Request Boca Raton Public Records
Florida Constitution article I, section 24 and chapter 119 open government records unless a statute supplies an exemption. A requester ordinarily need not give a reason or be a Florida citizen. Oral requests are allowed, though a written description with the department, date range, address, subject, and record type is easier to track.
Inspection is generally free. An agency may charge statutory copy costs and a reasonable special-service charge when a request needs extensive clerical or technology work. Exempt facts should be redacted rather than used to block the rest. Boca Raton routes citywide requests through JustFOIA, while police records have their own custodian channel.
The city's public-record request page identifies the correct submission route. A focused request lowers search time and reduces the chance of an extensive-service charge.
Protected Boca Raton Addresses
Public access has real boundaries. Florida's Address Confidentiality Program gives eligible survivors of domestic violence or stalking a substitute mailing address. Section 119.071 also allows certain protected occupations to request an exemption for home and related details. Driver information is closed by the federal Driver's Privacy Protection Act except for listed permissible uses.
Birth records under 125 years remain confidential, and cause-of-death information is confidential for 50 years. Court sealing, expunction, juvenile rules, adoption confidentiality, and active-investigation exemptions create other valid gaps. Private utility accounts, private household rosters, and unlisted renters are not made public just because other records mention the same parcel.
Lawful use. Public availability never permits stalking, cyberstalking, threats, impersonation, or disclosure of protected information under Florida law.
Boca Raton Official Safety Rolls
Custody and registry databases serve specific public purposes. The Palm Beach County Sheriff handles its jail roster, the Florida Department of Corrections provides a state custody search, and FDLE maintains the sexual offender and predator search. Each source has its own coverage, definitions, and update cycle. A possible name match needs careful confirmation.
The official Florida corrections search presents statewide custody information.
Custody history should not be confused with current Boca Raton residence.
FDLE's offender and predator portal offers name and geographic search modes.
Use its own safety guidance and verify the record directly with the responsible agency.
Trace Historical Boca Raton Residents
The Boca Raton Historical Society holds city directories from 1956 through 1989 with gaps. Alphabetical listings help locate a name; reverse or criss-cross sections arrange entries by street and can identify the listed household at an address. A volume reflects one publication period, not every resident. Seasonal households, unlisted people, renters, and missing years require other sources.
Local newspapers widen the timeline. The Weekly Tattler begins in 1938, the Pelican covers 1948 to 1953, and Boca Raton News begins in 1955. Pearl City and Yamato Colony oral histories preserve people who may be poorly represented in standard directories. The society also holds about 18,000 photographs, 150 oral histories, 300 manuscript collections, 200 scrapbooks, 500 maps, and 900 reference books.
The full Boca Raton city directory workflow pairs a directory year with deeds, census records, newspapers, maps, and oral histories. Historic names should be searched with care, including the early “Boca Ratone” spelling.
Read Boca Raton Record Eras
Boca Raton's resident trail changes with the city. Palm Beach County formed in 1909. Thirty of 34 voters favored Boca's incorporation in 1924, and surviving municipal records cover 1925 to 1930. The Army Air Field years from 1942 to 1945 created military photographs and oral histories. Printed directories begin in 1956. Online Clerk images start in 1968.
| Period | Best Boca Raton evidence |
|---|---|
| Before 1909 | Predecessor-county land sources, pioneer papers, diaries and maps |
| 1909 to 1955 | County books, plats, early city records, newspapers and oral histories |
| 1956 to 1967 | City directories, newspapers, clerk books and census releases |
| 1968 onward | Landmark images plus modern parcel, court, voter and city systems |
Development history also shapes the trail. Pearl City, Yamato Colony, Mizner-era subdivisions, the wartime airfield, IBM, and FAU each produced different records. Matching the person to the right era is more productive than repeating one modern name search.
Avoid Boca Raton Record Scams
Some mailers sell deed copies at a steep markup even though many uncertified Clerk images can be downloaded free. Property-fraud solicitations may imitate government branding. Unclaimed-money firms can demand advance fees for a claim that begins at the state's free Florida Treasure Hunt. Court and jury scammers create urgency and ask for gift cards or cryptocurrency.
Type the government domain yourself. Do not trust a number or QR code printed only in the solicitation. Compare the stated charge with the custodian's fee schedule and call the agency through its published contact. Report consumer fraud to the Florida Attorney General or FTC, identity theft through IdentityTheft.gov, and postal fraud to the U.S. Postal Inspection Service.
